Caveat loans or a second mortgage on the Gold Coast: which is better?

It mostly depends on how long you need the money. Queensland is unusual: a caveat lodged by a lender as equitable mortgagee will lapse after three months unless court proceedings are started, and the owner’s consent doesn’t change that. So on the Queensland side of the border:

  • Caveat loans on the Gold Coast suit short bridges where the exit is comfortably inside that three-month window.
  • A second mortgage on the Gold Coast is the better fit for anything longer, and it sits quietly behind your existing bank loan.
  • A private first mortgage works when the property is clear or you’re refinancing out of another lender.

How long does a Gold Coast settlement take?

Usually a few business days from enquiry, and sometimes less. Caveats and mortgages over Queensland land are lodged electronically through Titles Queensland’s approved networks, PEXA and Sympli, so registration happens at the same time as funds are released. The steps:

Can I borrow against an apartment that's in a holiday letting pool?

Sometimes. Units run as short-stay holiday lets inside a resort-managed pool have a narrower group of buyers, so lenders treat them more carefully. Do you lend against management rights businesses?

We don't lend against the management rights agreement itself, but a manager's own unit or another property can secure a loan for the business. I live in Tweed Heads but my business is in Coolangatta. Which state's rules apply?

The rules follow the land, not the business. A property in Tweed Heads, Banora Point or Kingscliff is NSW land, so our security registers with NSW Land Registry Services. A property in Coolangatta or Bilinga is Queensland land and registers with Titles Queensland. Your business can be on either side; we just set up the right documents.

Can I use a property I'm still building as security?

An unfinished home is harder to lend against because its value depends on completion. If you also own a finished property, using that is usually quicker. If the construction property is the only option, we'll look at its current value as it stands and the plan to finish it, though the amount may be lower until it's complete.

How do I get funds before the summer peak when my bank is too slow?

Start early and come prepared. Enquire with the property details, the amount and how the peak season will repay the loan. With the security confirmed, approval is often the same day and settlement can follow within a few business days. Leaving it until the week before Christmas is when deadlines start to bite.
