The last day to settle before Christmas 2026, counted backwards for a property-secured loan

Last day to settle before Christmas 2026? Thursday 24 December is the outer edge. Here is the countdown for property-secured loans, and what a miss costs.

The short answer

For a property-secured business loan, the last realistic settlement day before Christmas 2026 is Thursday 24 December, and a safer target is Tuesday 22 or Wednesday 23 December. Christmas Day is a Friday, Boxing Day a Saturday, and Monday 28 December is a substitute holiday in most states. Queensland also closes PEXA lodgement from Boxing Day to New Year's Day. Count back from there.

  • Thursday 24 December is the outer edge; Tuesday 22 or Wednesday 23 is the safe target
  • Queensland lodgement closes from Boxing Day to New Year's Day, so a missed date there means January
  • Consents, discharges and signatures take longer than the money does, so start them first
  • Miss the date and settlement can still happen on 29 to 31 December in some states, but not everywhere
Key facts
Christmas Day 2026Friday 25 December
Boxing Day 2026Saturday 26 December, with Monday 28 December observed as a holiday in most states
New Year's Day 2027Friday 1 January

If you need property-secured funds in the account before Christmas, the calendar is tighter than it looks. The money itself is rarely the slow part. The slow parts are the consent from an existing lender, the discharge, the signatures and the registration, and in the last fortnight of December every one of them has fewer working days to land in.

This guide counts backwards from the last workable day so you can see whether your deal fits.

What does the 2026 calendar actually look like?

Christmas Day is a Friday, Boxing Day is a Saturday, and a substitute holiday is observed on Monday 28 December in most states. New Year’s Day is a Friday. That leaves a short working stretch, then a long closed one.

Date Day What to expect
Mon 21 Dec Business day Last full working Monday; good for final signing
Tue 22 Dec Business day Best target settlement day
Wed 23 Dec Business day Good backup
Thu 24 Dec Business day Outer edge; offices thin out early
Fri 25 Dec Public holiday No PEXA financial settlement
Sat 26 Dec Public holiday Weekend anyway
Mon 28 Dec Substitute holiday in most states No financial settlement where gazetted
Tue 29 to Thu 31 Dec Business days Settlement possible in some states, not Queensland lodgement
Fri 1 Jan Public holiday Closed again

Check your own state against the Fair Work Ombudsman’s 2026 public holiday list, because the substitute day is not identical everywhere.

Why is Thursday 24 December only the outer edge?

PEXA financial settlement runs on weekdays only and is unavailable on gazetted public holidays, with state hours that finish between mid and late afternoon. On the 24th the system works, but the people around it don’t always. A conveyancer or an existing lender’s settlements team may be gone by lunchtime. If one query comes back at 2pm, there is no tomorrow.

A sound rule: plan for Tuesday 22 or Wednesday 23, and keep the 24th as the day you are glad you didn’t need.

Can you settle between Christmas and New Year?

Sometimes. Tuesday 29 to Thursday 31 December are ordinary weekdays, and PEXA lists standard hours for several states. But it isn’t uniform:

  • Queensland: PEXA’s hours page says instrument lodgement is closed on all days between Boxing Day and New Year’s Day. A Queensland-titled property that misses the 24th is realistically a January settlement.
  • NSW and Victoria: PEXA lists lodgement hours that include weekends, and the NSW Registrar General has said its lodgment office closes to walk-ins only on the gazetted public holidays, for example in 2025 it listed 25 and 26 December and 1 January. Online channels stay open, but your own lender, agent and conveyancer may not be.
  • Tasmania: the Land Titles Office closed from 2pm on 24 December in 2025 and reopened on 2 January. Expect a similar pattern and look for the 2026 circular.
  • WA, SA, NT and the ACT: hours exist but follow local holidays, so confirm with your settlement agent.

Don’t build a plan on 29 to 31 December unless every party has confirmed they are working. Treat it as a bonus.

How do you count backwards from the settlement day?

Work from the target settlement day, not from today. For a Tuesday 22 December settlement:

  1. Friday 18 December: approval and contracts issued. This is the day the loan is a yes.
  2. Monday 21 December at the latest: loan documents signed by every borrower, guarantor and director, and witnessed where required. A missing signature on the 21st is a Wednesday settlement at best.
  3. Before the 18th: consent from any existing first mortgagee (for a second mortgage), discharge or payout figures (for a refinance), and any caveat paperwork sorted.
  4. From today: title search, rates notice and identity documents ready. These cost nothing in time if started now, and a lot if started on the 17th.

Existing lenders are the usual wildcard. Banks can take well over a week to return consent or payout figures, and their holiday staffing makes that worse. Ask for them in November, not December. What slows down a business loan covers the other common blockers.

Which deals settle fastest, and which don’t?

Deal Pre-Christmas outlook
Caveat over a property with no existing mortgage Fewest moving parts; most realistic
First mortgage, clear title, individual owner Straightforward if signing is done early
Second mortgage needing first mortgagee consent Depends entirely on the other lender’s speed
Company or trust-owned property Extra signatures and resolutions; start early
Refinance of an existing loan Needs payout figures and a discharge; slowest

A caveat loan can reduce the number of consents you chase, but it still needs the owner’s agreement and correct paperwork. It is not a way around the calendar. If the real need is to bridge to a sale or another settlement, see bridging loans.

Illustrative example: a building supplies owner needs funds by 23 December to secure a bulk stock order before price lists reset in January. The property has a small existing mortgage. They ask the bank for consent on 9 November, supply their title and rates notice the same week, and sign all documents on 16 December. Funds can then settle on 22 December with a day in hand. The same owner starting on 14 December would be asking the bank for consent with roughly seven working days left, and would probably settle in January.

Want to know whether your date is realistic?

If you’ve got a deal that has to land before the break, tell us the property, the purpose and the date. We assess the property ourselves, so there is no valuer to book in the busiest fortnight of the year. A real person will read the file and tell you straight whether the date is achievable.

What happens if you miss the last day?

Missing it rarely kills the deal. It shifts the money to the first workable day, which is Tuesday 29 December in some states and early January in others, and you carry the gap in between.

Do these in order:

  1. Tell the other side the day you know. A seller or supplier told on the 18th is far more flexible than one told on the 24th.
  2. Read your contract for the dates that matter. Settlement dates, deposit terms and any notice to complete clause decide your exposure.
  3. Ask what holds the position. Sometimes a short extension, a variation or a caveat bridges the gap safely.
  4. Don’t pay a premium for a date that isn’t real. If registry or lodgement is closed, no lender can fix that.

If your exit depends on a sale or a refinance, a delay at settlement can also push your exit into the new year. Check it against the plan in our exit strategy guide.

Does a short delay change what the loan costs?

It can, and it is worth asking before you sign rather than after. Interest on a property-secured loan can be prepaid or added to the loan, so there are no monthly repayments while you wait for your exit. That makes the settlement date the day the clock starts, and a January settlement simply starts it later. The bigger costs of a miss usually sit outside the loan: a supplier’s price reset, a deposit at risk, or a contract that lets the other side walk. Put a dollar figure on each of those for a 29 December or mid-January settlement, then compare. Our fees guide explains how establishment and exit costs are usually handled.

What should you do this week?

  • Ask the existing lender in writing for consent or payout figures.
  • Order your title search and gather the latest rates notice.
  • Line up every director and guarantor who has to sign, and find out who is away.
  • Tell your conveyancer the target date is 22 December.
  • Work through the readiness checklist.

And keep how fast you can get a business loan in mind: same-day approval is common on straightforward files, and funds can land within 24 hours, but that clock only starts once the paperwork is ready.

Ready to find out where you stand?

Enquiring takes about 60 seconds, and asking won’t touch your credit file. Your details aren’t sent out to a pile of lenders, so your phone won’t light up with strangers. A real person who does this every day reads your situation and calls you. Please fill the form in accurately, including the property and the date you need to settle, so we can point you to the right option first time.

For anyone working to a December deadline, the earlier we see the deal, the more room it has.

Settle before Christmas 2026: your questions answered

Can a property loan settle on 24 December?

Often yes. Thursday 24 December is a normal business day and PEXA financial settlement runs on weekdays, but settlement-time cut-offs bite harder, agents and other lenders are thinning out, and any hiccup leaves you with nowhere to go until after the break. Treat the 24th as your safety valve, not your plan.

Can I settle between Christmas and New Year?

In some states, yes. Tuesday 29 to Thursday 31 December are ordinary weekdays, and PEXA lists lodgement and settlement hours for them in most states. Queensland is the exception: PEXA says instrument lodgement is closed on all days between Boxing Day and New Year's Day. Titles offices and other parties may also be on reduced hours, so confirm each step before relying on it.

Is Monday 28 December 2026 a public holiday?

In most states, yes. Boxing Day falls on a Saturday, so a substitute day is observed on Monday 28 December. The Fair Work Ombudsman publishes the 2026 list state by state, and you should check yours, because it decides whether PEXA financial settlement can run that day.

What happens if my settlement misses the pre-Christmas date?

The deal does not necessarily fall over, but the money moves to the first workable day after the break, and you carry the gap. Check your contract for any date-sensitive terms, tell the other side early, and ask whether a caveat or short extension can hold the position until funds land.

Does a caveat loan settle faster than a mortgage before Christmas?

A caveat can have fewer moving parts, because it does not need a new mortgage registered, but it still needs the owner's agreement, correct paperwork and a lodgement. It is not a loophole around the holiday calendar. What it can do is cut the number of consents you are chasing.

Do I need a valuation to settle before Christmas?

Not with us. We never order valuations, we assess the property ourselves, so there is no valuer to book at the busiest time of year. Tell us what the property is worth and where the title stands, and we take it from there.
